Preliminary: Includes a complete seller needs analysis, informing you about the process, presenting you with a comparative market analysis and preliminary title work. We install the sign and lockbox and expose the property to the Spokane Multiple Listing Service (MLS).
At this point, we begin marketing your home among Spokane's Keller Williams agents, colleagues and investors (where applicable)
Your listing, with pictures and descriptions, is linked to on Facebook, may be included in our monthly e-newsletter and is featured on our website.
Our marketing team records information about your home so drivers-by can learn more immediately. Whenever possible, we follow up with the caller to try to schedule you a showing.
Ongoing: While your home is on the market, we keep you informed by calling you after other agents have shown it and presenting you with their feedback. This is especially useful in weighing considerations like price, curb appeal, cleanliness, etc.
Week Five: The market fluctuates. Homes that are *not distress sales* (e.g. short sales) and that are priced appropriately in Ada County are generally selling in good time. (Longer in Canyon County, where inventory is even higher.) If, however, your home is not getting showings or generating interest, we evaluate price and terms and current market conditions and make a price adjustment. Marketing photos and tactics are reviewed and refreshed.
Week Seven: A formal consultation with you to review price, terms, original market analysis and urgency to sell. If necessary, another comparative market analysis will be generated to look for changes in your area. Our marketing team reviews, and potentially modifies, its marketing strategy on your home or property.
After the Offer: If you accept an offer on your home, our agents will discuss its terms and conditions with you and begin the process of closing the sale of your home. We always negotiate the offer in your best interests.
Hate paperwork? You're in luck--using WsReal Estate Commission approved forms, we prepare the contract, addendums and any other documents the transaction may require. We submit the accepted offer to the title company and lender, negotiate repairs with the buyer's agent and do "quality control" on the contract until its close.
Post Closing: We ensure that your home is listed as "SOLD" on any online services. We remove the lockbox, key and any marketing materials at your home. You receive a follow-up survey evaluating our team on the level of service you received, and we contact the selling agent--just to make sure everybody's happy!
